Your right to cancel, explained

When a homeowner can cancel within 14 days, when they can't and what they pay.

  1. Step 1: Who has the right? Homeowners, when they agree away from the builder's business premises: at home, on site or in the app. It doesn't apply to businesses or to contracts made at the builder's own office or showroom.

  2. Step 2: How long? 14 days, starting the day after agreeing. Where the builder supplies materials, it runs from when the last materials arrive.

  3. Step 3: What can't be cancelled? Items made to measure or to the homeowner's own design, urgent repairs the homeowner asked for, materials that can't be separated once fitted (such as plaster or concrete) and new-build homes.

  4. Step 4: What if work has started? Only if the homeowner asked in writing for it to start within the 14 days. If they then cancel, they pay a fair share for the work done so far.

  5. Step 5: What if the work is finished? If the homeowner asked for an early start and accepted that they'd lose the right once the work is complete, they can't cancel finished work.

  6. Step 6: What if the homeowner wasn't told? If the builder didn't give the cancellation information, the right to cancel lasts up to 12 months longer and the homeowner may not have to pay for work done. Tidy Builder sends this information for you.
